NEW YORK STATE
MANAGER OF FACILITIES PLANNING | DEPARTMENT OF CORRECTIONS
• Served as main point of contact for New York City and Southern New York state prisons to coordinate and facilitate Capital projects and resolution of any problems or concerns regarding physical plant issues.
• Evaluated, reviewed, and maintained facilities’ Five-Year Capital Budget for construction projects, comprising approximately $200M. Worked with facilities to reprioritize projects as needed on a yearly basis.
• Reviewed design documents from external A&E teams to ensure designs met the facilities’ needs and matched up with the spirit of the associated projects. Coordinated with local Facilities and Executive staffs to address any concerns and obtain buy-in.
• Processed and reviewed alteration and maintenance requests to confirm they comply with agency standards, budget, and any applicable building codes. Provided oversight to ensure timely and accurate completion.
• Supervised staff of (3) Facility Planners responsible for capital project management of state prison facilities in eastern and southern regions of New York.

MANAGER OF FACILITY PLANNING, LEASING, AND CONSTRUCTION
• Supervised internal Workplace Planning and Construction team (staff of 5 direct reports), responsible for planning, decision making, and oversight of all aspects of internal workplace design and construction.
• Led the transformation of obsolete workplace standards and implemented a new dynamic strategy that heavily emphasized technology and open collaboration. Responsible for establishing all IT, A/V, and furniture contracts related to the new scheme, along with creating its capital budget and apprising executive leadership along the way.  Provided guidance regarding associated Change Management.
• Supported capital budget planning, stringently managing expenses where possible. Explored cost avoidance and savings opportunities with the goal of optimizing overall return on investment. Reported financial progress to executive leadership on a timely basis.
• Managed all transactions pertaining to subtenant occupancy of Medford, MA satellite facility (127,000 RSF), including development of occupancy plans, delivery of the constructed premises to multiple tenants consistent with the terms of the governing documents, and financial tracking of the relevant subtenant agreements.  Provided regular reporting to the Vice President of Real Estate and Support Services.
• Successfully executed all assigned capital and construction projects, ensuring regulatory and code compliance with respect to design and implementation. Employed and coordinated external architects, engineers, MEP consultants, and general contractors, serving as primary owner representation.

PROJECT MANAGER + SPACE PLANNER

• Designed and managed space reconfigurations and office/cubicle buildouts.
• Worked with end users and department leaders to establish programming consistent with business needs.
• Coordinated with internal and external labor on all furniture installations, ensuring adherence to the design.
• Supported the planning and logistics of large-scale office moves.

• Responsible for all facilities management of 185,000 SF office complex.
• Coordinated capital improvement projects and construction work throughout the complex, managing outside contractors across numerous trades.
• Managed staff of (11) direct reports and provided oversight of all daily operations, including maintenance, distribution, and reception.
• Wrote RFPs for service contracts and maintenance agreements.
• Coordinated large and small scale office moves.

SPACE PLANNER + DESIGNER

• Designed and developed plans for office remodels, new construction, and computer labs.
• Worked closely with customer to program and develop effective layouts for modular furniture.
• Specified areas requiring special construction, such as classified labs and SCIF space.
• Utilized AutoCAD software to produce space plans and maintain as-built drawings.
